<p>The recent shifts in the economy and the effects of recession have greatly affected traditional construction in the US. Traditional construction in some areas has slowed down and this is affecting jobs. <p>Just what is green architecture, and why are we hearing so much about it? Green architecture projects represent an approach to building that&#8217;s been growing in popularity for nearly three decades. It concentrates on minimizing the environmental impact of creating a building.</p>
<p>While green architecture was once viewed as highly unconventional, it&#8217;s getting a lot more acceptable and popular. Many of the regulatory agencies are learning to recognize the advantages of the methods of green construction.</p>
<p>Today&#8217;s green revolution can probably be tracked back to 1960s social awareness and the adoption of different methods of design. Green construction has made great strides since then. New techniques have been developed, new, innovative concepts and materials invented, and buildings have gotten greener.</p>
<p>A successful green project will reduce waste, use non-toxic materials, and pay close attention to the location and function of the building, as well as the climate that surrounds it. That&#8217;s a long way from the old idea of &#8220;one size fits all&#8221; construction methods of the past.</p>
<p>What makes a building green? There are a number of concepts that make up a green building. The main ones are energy efficiency, use of land, reduction of waste, materials used and the sustainability of the project. Green projects should use energy efficient electrical systems whenever possible, especially in the areas of heating and cooling. Gray water recycling, passive solar design, and the use of renewable power are all elements of this.</p>

<p>Of course, not all projects labeled green are really green. Some are &#8220;greenwashed&#8221; &#8211; ordinary projects given a green veneer for respectability purposes. Others are built with good intentions but poor planning. That&#8217;s why it&#8217;s highly important and effective to know that all green projects be inspected carefully to ensure they are as safe for the environment as claimed. Helping the environment is complex, but it&#8217;s worth it in the long run, with buildings being more usable and more sustainable years down the line.</p>

<p>Despite the current economic crisis that plunges the construction business ever downward, the &#8220;green building&#8221; trend is taking off.   Even when new construction projects are in a decline, there is increasing interest in green building methods and materials. Building owners want to save on construction and post-construction costs and are becoming increasingly aware that once the building is operational, tremendous cost-savings will come in the form of lesser utility bills and maintenance costs.   As a result of this mindset, the U.S. Green Building Council (USGBC) estimates an average return on investment of 20% on green buildings.</p>
<p>For building owners and occupants, cost is not the only advantage of a green building. Increased health and safety is also a major benefit. The reduction of natural resources consumption needed to operate the building, as well as the lesser amount of pollution that the building is giving off, are also important aspects in sustainability.</p>
<p>For commercial painting contractors, the demand for greener buildings cascades down to the demand for greener paints and coatings, raising the need for paint and coating products that are not only providing beauty and protection, but also help create an environmentally- safe environment.</p>
<p>In response to the growing demand for environmentally-safe building products, paint manufacturers have been redesigning their existing paint formulations and developing new paints that are eco-friendly and compliant to environment standards and regulations. Even raw material providers have been teaming up with paint makers to further advance the &#8220;green&#8221; paint technology.</p>
<p><b>A Forest of Green Paints</b></p>
<p>One product of the &#8220;green&#8221; trend is a latex paint reformulation that removes toxic solvents in the manufacturing process, releasing zero volatile organic compounds (VOCs) and toxins to the environment. Another advancement in paint is a water-repellent exterior coating that prevents dirt particles from adhering to the painted surface, making cleaning and re-coating projects easier and more economical.</p>
<p>Raw material paint suppliers have also joined the green initiative by enhancing the properties of emulsion polymers to allow the production of low-VOC, low-odor, APE-free, UV-resistant paints without the need for harmful coalescent agents. Another breakthrough in coating enhancement speeds up paint application time and reduces wastage, thereby lessening serious health risks to commercial painting contractors. Yet another is the development of IR reflective pigments that reduce heat transfer in surfaces, resulting to heating and cooling cost reductions.</p>
<p><b>Green Construction Certifications</b></p>
<p>Dictated largely by the growing awareness of consumers over eco-friendly buildings and materials, the momentum is encouraging commercial painting contractors towards qualification tests and certifications that ensure their compliance to environment-safety standards.</p>
<p>Currently, the U.S. Green Building Council&#8217;s (USGBC) Leadership in Energy and Environmental Design (LEED) ratings systems is the most popular basis for defining the standards of a &#8220;green building&#8221;. LEED looks at various factors such as energy and water usage of a building, the source and quality of building materials used in construction, as well as the overall quality of the building environment.</p>
<p>The LEED system allows point earnings for green and sustainable projects, be they new or existing constructions, or commercial or residential in nature.   Since 1990, LEED has rated nearly 3.9 billion square feet of commercial property or 7% of the commercial construction market, and the figures are still increasing. For residential projects, LEED has certified around 1,000 properties out of 13,000 that have been registered so far, according to USGBC figures.</p>
<p>LEED also has a specific rating system for paints and coatings, the Indoor Environmental Quality Credit 4.2, that focuses on reducing VOCs in architectural paints, coatings and primers. <p>Like it or not, environmentally conscious, or &#8220;green&#8221; principles have come to dominate the field of commercial real estate development and commercial mortgage lending. Green building and sustainable design are now the standard in new commercial construction and residential developments. And, with local and national governments getting greener all the time, look for energy and resource efficiency to become mandatory, with green mandates being placed directly into building codes. Funding sources such-as banks, Wall Street brokers, insurance companies and hedge funds, are following suite and these principles are rapidly becoming a part of the commercial mortgage industry.</p>
<p>The US Department of Energy&#8217;s Center for Sustainable Development recently reported that 40% of the entire world&#8217;s energy supply is used by buildings. That&#8217;s a huge number. And, in the United States, construction accounts for our largest manufacturing sector, representing a staggering 13% of US GDP and nearly 50% of total wealth creation. Even tiny percentage gains in efficiency can amount to massive over-all energy savings.</p>
<p>Both institutional and private lenders as well as the REIT, (Real Estate Investment Trust) hedge fund and private equity industries have all embraced the environmental building movement. Green is the color of money and green is the color of commercial mortgage construction lending now into the future.</p>
<p>Lenders love green construction because good for profits as-well-as being good for the planet. Energy costs money, resources cost money and cleaning up messes&#8217; costs money. Saving energy, saving resources and sustaining a site all save money, during construction and throughout the operational life of the property. Lenders know that green means efficient and, when they evaluate a project for financing they want to be assured that the funds they invest will be used cost-effectively and that the building will be economically viable.</p>
<p>Environmentally sound buildings can cost substantially less to operate than comparable buildings that disregard such efficiencies and tenants and their clients report higher customer satisfaction rates when doing business in them. To a lender, whose capital is secured by the building, this translates into higher quality collateral and makes their investments more secure.</p>
<p>As a commercial real estate investment banking professional, I can attest to the fact that developers who choose designs that are not green will find it very difficult to raise capital or secure loan approvals for their projects. We are in the midst of a sever liquidity crisis; construction money is in short supply. Lenders are giving priority to green development leaving very little capital available for conventional construction.</p>
<p>The Federal Government&#8217;s LEED (Leadership in Energy &amp; Environmental Design) rating system awards silver, gold and platinum certification to buildings that reduce waste and save energy and lower costs. LEED certification is almost (although not officially) a mandatory requirement in-order-to get a big construction project funded today.</p>

Another is the use of improved, more efficient ventilation systems and the use of non-toxic building materials, paints and finishes. Indoor air-quality is affected by pollutants brought in from the outside, toxic chemicals inside, and the pollutant-producing activities of the occupants. It is the goal of Green Remodeling to reduce and mitigate these factors.</p>
<p>Improved energy efficiency and lower energy costs is another prime goal of Green Remodeling which emphasizes the use of energy efficient appliances and lighting, and the use of programmable thermostats and tank-less water heaters. The U.S. Department of Energy estimates that $ 20 billion less energy could be used each year if current buildings were green-improved.</p>
<p>Reducing the amount of construction waste generated from a remodeling project is another important goal. According to the Environmental Protection Agency, construction waste accounts for 20% of the waste in landfills, or about 136 million tons annually. Green Remodeling aims to reduce this waste by recycling as much of it as possible from the job site and using products made from recycled materials whenever possible.</p>
<p>In general, Green Remodeling focuses on reducing operating costs by increasing the efficiency of systems; reducing emissions from toxic materials and improving the indoor air-quality; and using environmentally safe building materials and ecologically sound building practices. These aspects can greatly affect the value of the building and the overall health and productivity of its occupants.</p>
<p>Green Remodeling differs from Green Building. Although the principles that govern Green Remodeling are shared with other green design and construction projects, there are a few aspects that are unique. The first noticeable difference is in the range of projects that constitute a remodeling project. Whereas the design and construction of a new structure generally entails everything from site work to mounting door hardware, a remodel generally entails only certain systems or rooms. While in new construction most everything about the building is known, having been designed and built from scratch, in remodeling there are always existing conditions, some of which are unknown, to deal with. The need to stage sequenced projects around the client&#8217;s need for certain things to be completed before others is another fairly unique aspect of remodeling, as is the fact that most of the work is of a custom nature.</p>
<p>Green Remodeling is not just about product selections. It is as much about the process. Synergies are created when the approach is directed at integrating systems into a &#8220;whole-house&#8221; philosophy. Green Remodeling requires the same professional coordination and integration at all levels as does new green construction. Good design and construction are the cornerstone of any green project. And while you can have a quality project that is not Green, you cannot have a Green project that is not also of high quality.</p>
<p>Because the remodeler must adhere to standards and apply techniques which enhance the sustainability of the project Green Remodeling is more of a challenge than run-of-the-mill remodeling. This is not to say that every Green Remodeling project must encompass every system, room or finish in the structure. Green Remodeling can be accomplished in small, individual ways, choosing the elements that fit the situation. Toxic paints and sealants can be removed and replaced with non-toxic, environmentally safe products to increase indoor air-quality. Programmable thermostats and additional insulation, especially around pipes, can be installed to reduce energy costs. Older, inefficient appliances can be replaced with more energy efficient models. Natural flooring materials or rugs made from natural fibers and fabrics can be used in place of synthetic coverings to reduce out-gassing of noxious fumes. Lighting fixtures can be replaced with energy efficient, dimmable fixtures to reduce energy waste. Green Remodeling can be as simple as purchasing locally-made products so as to reduce the emissions caused by shipping products from other regions.</p>
<p>Green Remodeling represents a major component in the overall push to &#8220;go green&#8221;, and is a topic of further study by not only remodeling contractors but architects, interior designers and engineers as well.</p>

<p>The purpose of the Toronto Green Roof construction Standard is to provide requirements to the design or a green roof construction while meeting the Ontario Building Code requirements. Any Green Roof being constructed in the City of Toronto, Ontario that exceeds 2000 square meters must first fill out a Green Roof Declaration form and submit it to the Municipality of Toronto; you can find the Green Roof Declaration form at the city of Toronto&#8217;s website.</p>
<p>The typical components of a green roof required to meet the City of Toronto&#8217;s guidelines are as follows starting from your building and moving to the top of the vegetation.</p>
<p>1. First you need a solid structure building that can support the weight of the Green Roof and all the components required to meet the City of Toronto By-Law No.583.2009</p>
<p>2. Waterproofing Membrane is similar to those used for conventional roofs, this membrane is a system that resists hydrostatic pressure and also provides protection against water damage.</p>
<p>3. A root barrier is the third layer that is intended to protect the waterproofing materials from possible root penetration in to the waterproofing membrane and the harmful effects that the soil can cause with years of biodegration. Typical materials for the root barrier are sheets of plastic made from PVC, TPO or polyethylene.</p>
<p>4. A drainage system is required above the root barrier to assist in draining off excess water that is not used by the vegetation in your green roof. This drainage system can be made from free draining materials such as gravel, or from rigid plastic materials with impressed cups to temporarily store the excess water. The filter fabric is geotextile that helps provide protection against fine soils building up in the drainage paths and ensuring long term efficiency of the drainage layer.</p>
<p>5. Above the drainage system is a moisture retention mat that is used to help store water for the vegetation to absorb over a period of time. This layer is mostly made from recycled fibers stitched to a thermoplastic fabric sheet such as polyethylene and is laid freely on top of the drainage system prior to filling the soil on top. This layer may also serve as a root protection layer.</p>
<p>6. Engineered soil is the next and almost final step, after your soil has been placed on the roof you need to carefully select the plant species used based on the climate conditions and the maintenance requirements of the plants.</p>
<p>Among a few other steps to consider you also need to ensure the roof you plan on installing meets the proper slop requirements. Minimum slop to ensure proper drainage is approximately 4% slope to the drainage pipes to prevent an excess of water build up on the roof. The roof can have a maximum slope of 11 degrees before you will be required to install anti-shear layers or anchorage and erosion control systems. If your roof slope is greater than 11 degrees but is less than 22 degrees you will be required to install the special systems to protect the structure and integrity of the green roofing system. It is not recommended that green roofs be installed with a roofing slope above 22 degrees for safety and structure concerns for the people using the building and walking around the building where possible erosion may fall off the roof.</p>
<p>Installing a green roof can be very beneficial to our environment as the heat that concrete and asphalt store up through the day and release into our environment throughout the night create an unnatural environmental condition that is bad for all plants, animals and humans living in the area. <p>In recent years new construction has become more complex as new designs, materials and technologies become available and government regulation increases. These factors change the construction process and necessary project team members. This article serves to provide a general overview of the daycare building construction process and the evolution of modular buildings.</p>
<p><strong>New Technology &amp; Designs</strong> <br />As time has progressed new features and technologies are now available. Green construction has been more common and green features can be incorporated into buildings at a reasonable cost. With the larger number of options, customers can choose how green they want the project to be depending on budget. Customers can also focus on green technologies which also have a positive effect on building operating costs. For example, higher R value insulation reduces heating/cooling load and utility bills as well as reducing green house gas produced from electricity generation. An eco-friendly environment for children can also provide the child care provider an advantage over competitors. A cost analysis can help determine payback period of each green feature.</p>
<p>In addition to green options for modular daycare buildings, customers have more construction types to select from. Site built construction remains the most common option but Off-Site construction is rapidly gaining momentum. Off-Site Construction has evolved from modular construction and the finished project is almost identical to a traditionally completed project. Off-Site Construction is performed in a State of the Art factory and achieves the look, function and feel of traditional on site construction.</p>
<p>In addition, Off-Site Construction is dramatically different than standard manufactured buildings. At the conclusion of the project the customer will review the project and make final payment to the design-build company.</p>
<p>In addition, the Off-Site Construction process can be combined with the Design-Build process to provide a complete turn-key project. The manufacturing &amp; construction company will arrange and coordinate the various aspects of the process including design, Off-Site Construction process, site preparation, building installation and finish work. The Off-Site construction process provides reduced construction time through concurrent site &amp; building construction. The Design-Build aspect streamlines the process to further reduce construction time and customer frustration as the individual steps are managed by a single company. Project financing may also be available as part of the comprehensive package.</p>
